Q: How long is the lease? / 合約租期多久?                                                                                                                                                                                 A: Our lease is starting from 12 months to 24 month, if you sign a 24 month lease, this will guarantee your rent rate for 2 years stable.                              我們的租約固定是12個月或24個月, 如果您簽了24個月的合約,我們兩年內將不會漲任何房租.

Q: What does my rent include? / 我的租金裡包含了什麼?                                                                                                                                                         A: Your rent covers all furniture you see, including bed, bed frame, mattresses, pillow, bedding sets, desk...ect. It also covers your water fee. We            don't charge broker fee or application fee.                                                                                                                                                                                  您的租金已經包含了所有家具的費用,大至床,床架,床墊,小至您的枕頭,床組及鍋碗瓢盆等.您的水費也包含在房租內,我們的大樓不收取額外仲介         費或是申請費.

Q: What does not include in my rent? / 我的租金不包含什麼?                                                                                                                                                   A: Your rent does not cover gas & electric,this fee will be equally share between you and your roommates.                                                                          您的租金不包含瓦斯&電費,此費用將與室友們平均分攤.

Q: What are the requirements to sign the lease?  / 租房的條件是什麼?                                                                                                                                  A: Our apartment is mainly student base, we do accept other tenants case by case. For International Student,                                                                       we do ask for at least pre-paid of last 6 month rent, if not possible, you may also choose to put down 3 month deposit.                                                 我們的大樓住戶目前皆為學生,上班族,OPT等也可以照特殊情況申請. 我們接受國際學生,但租金需至少預繳後半年,如果有特殊情況也可                       改為押金3個月, 其餘月繳.

Q: I'm not in NY yet, what options do I have to view the apartment? / 人不在紐約,如何看房                                                                                                 A: Many people prefer to have their friends come view the apartment, we also offer web-viewing tour, just schedule an appointment with us,                  we will take you through the apartment using FaceTime, Line, WeChat ..ect.                                                                                                                          很多人會事先找認識的朋友來幫他們看房子,我們大樓提供非常好的視訊參觀服務,只要事先跟我們預約,我們可以使用FaceTime, Line,                          WeChat等軟體帶您參觀整棟大樓.

Q: Who are the neighbors & Roommates in  1058 Bedford? / 我的鄰居/室友是誰?                                                                                                             A: 1058 Bedford is dedicated to a 100% student only, right now we have 100% international student that attend various colleges in NY. We have students attending Pratt Institute, NYU Poly, Pace, New School, NYU.. ect.                                                                                                                                 1058 Bedford 的住戶大多皆為學生/上班族,分別就讀Pratt Institute, NYU Poly, Pace, New School, NYU 等校.

Q: How's the neighborhood? / 附近治安如何                                                                                                                                                                             A: The neighborhood is very quite, we are very close to Pratt Institute, so there's a lot of students. The area is family base,it's very safe& friendly.            我們屬於住宅區, 因為鄰近Pratt校區,所以附近相當多藝術學校學生,社區組成以小家庭為主.

Q: How do I sign the lease if I'm not in NY yet? /  人不在紐約如何簽約?                                                                                                                               A: We are able to send you the lease in PDF file, just sign your name and return it with your valid ID copy , I-20, receipt of deposit. /                                  我們可以將合約已PDF的方式傳送給您,請在簽完名後連同有效證件影本,I-20學生簽證,匯款證明單一併回傳即可完成手續

Q: Can I have guests staying with me in the apartment? / 我可以有訪客嗎?                                                                                                                           A: Yes, you guests will be able to stay with you in the apartment, however, for any guests staying over 10 days per month, we are required to have their valid ID copy. Please follow individual house rules made by your and your roommates regarding to boyfriend / girlfriend visits.                       可以,您的訪客可以住在您的房間,但如果每月超過10天居住在大樓內,依照法律,我們必須向其索取有效證件影. 請遵守您和室友制定的訪客規則.

Q: What are the basic building / house rules? / 大樓及房內基本的規定是什麼?                                                                                                                     A: This is a Non- Smoking building by law, student are restricted to smoke within their rooms, public area as well as rooftops. Since this is a student base community, we welcome your classmate & guests, however, no loud party is allowed in the building.                                                               依照紐約法律規定,大樓的內部,公共區域及樓頂都是禁止吸菸的. 我們歡迎學生和訪客,但是請尊重其他住戶權益,不要在公寓內喧鬧.
